House for Sale! (Finally!)

We are putting our Rockford house up for sale on Monday. We're doing for sale by owner for a few weeks before we get a realtor, so I thought I would post it here and maybe on facebook. So--spread the word! If anyone is looking for a cheapish house in Rockford, I've got just the thing!

Here are the details:

2321 18th Ave.
Rockford, IL 61104

Updated two story home in quiet neighborhood with mature trees. Remodeled kitchen with maple cabinets, newer appliances, and walk-in pantry. 3 bedrooms (one is a walk through), 2 full baths, first floor office, deep closets for storage, second floor sun room, 2 car detached garage.

Roof, water heater replaced in 2002
High efficiency furnace and central air installed in 2003
First floor laundry hook ups, water softener, and several new windows in 2007

I still need to measure all of the rooms (I will post the measurements on Saturday), but it is approx. 1300 sq. ft.

Taxes were approx. $1700, I'll have to look that up to be sure.

We're asking $87,000

Call Shawn Stonesifer 815.978.5035 for questions or to schedule a showing.

Let me know if the pictures look okay and if there is anything else a person might want to know in a house listing. I may be forgetting something. Also it should be on rockfordfsbo.com in a couple days.

wow! it looks wonderful! you guys did an amazing job. did you have to bring your furniture back for pictures or did you take those before you moved? what a lot of work! i'm sure somebody will fall in love with it and hopefully just the right someone will find it soon! who wouldn't LOVE val's paint choices? the only sad part was seeing your cool waves gone in the upstairs bathroom.

oh yeah, another couple of tips . . . when we sold our home by owner we printed out flyers and had a box in the front yard by our homemade painted sign. we also had a phone message set up so people could call and find out details. i think we put an add in the sunday paper. our house sold in one week!! that was God's doing, but if you call mark he might remember some better details to help you out, if you are interested. anyways, great job!!!

Guess who is moving to a place on my street? Joe Dunavin! He and his family are moving in next weekend!

I remember moving you guys into that house. The pictures look great! It makes it look like a home and the furniture makes one be able to picture living there. It's not too personalized, but it looks inviting. Exactly what potential buyers want to see!
